In Pennsylvania, you have 3 days to cancel a contract without penalty. You must simply send a written letter notifying the other party that you are rescinding the contract and return what ever items you received from the other party (keys, security codes, etc). If more than 3 days has passed since you signed the contract, then you should read the contract to determine how to cancel or terminate the contract. If the other side refuses to refund any of the money you deposited, then you should hire an attorney to assist with negotiations.
