Legal Question in Real Estate Law in Pennsylvania
My sister and I own 1/6 of a beach front cottage, inherited from our mother. (An aunt and an uncle own the other thirds.) I'd like to give my share to my sister. How do I go about doing that? I live in Virginia; she and the cottage are in Pennsylvania.

You're best off finding a lawyer in the county where the property is located. You'll need a deed prepared, together with value certifications for transfer tax, even if no transfer tax is due. There will be a recording fee.
I am assuming that your mother's estate was fully administered and that there was a deed from her estate to you and the other owners.
