Legal Question in Real Estate Law in Pennsylvania

I am starting a small business (LLC) and I was told that I am required to have a lease agreement even though I am the only member in the LLC and I am the home owner. It probably won't make any money for at least a year, and then probbaly less than $15K a year. Should I or can I do a lease of $1 a year just so there is a lease in effect?
