Right of Survivor

I am considering jointly purchasing a residential property with an individual who is married. Could the deed or a binding Will or any other appropriate document be drawn up to state that if the individual died before I did, the property would be owned soley by me and the surviving spouse would have no legal claim to the property?

The property is in the state of Delaware.

Re: Right of Survivor

The two owners should have the deed made out to them to be as Joint Tenants with the Right of Survivorship. When one owner dies, the property reverts automatically to the other owner.
