Swimming Pool Responsibility
If I rent my residential property (with a swimming pool) to someone else, is there a document that releases me from the responsibility of the swimming pool accidents etc. and makes the renters responsible for the actions concerning the pool?

Yes, its called liability insurance. All the releases in the world are going to move a jury who has heard a tearful family tell of Little Timmy tragic death in YOUR pool. Even though Lassie tried to save him.

You can require the renters pay for it and name you as an additional insured.
