Tenant refusing entry

I have a lease with a tenant that expires Nov 2002. I have recently put my home on the market and he has consistently refused to allow access to the real estate agent. I sent him a letter telling him the agent would give him 24 hours notice before he showed the home and would show it only while they were present. However he insists that the home cannot be shown at all. The lease does say that I am allowed to enter the home with 24 hours notice and while the tenant is present. Can you help?

In order to properly advise you the lease must be reviewed. A failure to adher to the terms of the lease places the tenant in default. You might want to send him notice that he is in default of the lease. However, I suggest you consult with legal counsel. If I can be of any assistence please let me know.
