Legal Question in Real Estate Law in Pennsylvania
Our tenant is looking to terminate the lease early. the lease does not state anything about moving out early. We are fine with them moving out however, we will loose rent . Can we hold the renters responsible for rent until the property is re rented?

If you wanted that you should have said so in the lease. Since as landlord you wrote the lease its on you to put the terms you wanted into that lease. Because you didn't you can't add them now.
