Tenants of commercial property
We are tenants renting an equipped pizzeria. We were told by the landlord that all the equipment was in good working order. For us to inspect the equipment, we had to have the power turned on, so we signed the lease taking the landlords word that the equipment is in good working order, and verified it was in good working order.
When the power was turned on, we found that half of the equipment in not in good working order, in fact, some pieces don't work at all. Additionally, we found there is a sewer problem and the sewer tends to back up into the basement. There is an occupied apartment above this property as well.
In your opinion, do we have the ability to get out of the lease, or force them to re-negotiate some details of the lease since we signed the lease in good faith?

Without reading your lease, I can only give you an overview. Contract law requires an intent of honesty between the parties. It looks like a or several misrepresentations have occurred. This would be grounds for recission or at least renegotiation.
