Tenants in common

My parents, now approaching 90 years old.. deeded their home to their son & daughter. The daughter is the executor. The son, wants to deed the property in his sister's name only on a hand shake that she will deed his half back after the son's credit problems are solved.

Why not do a Trust instead since we are going to have to re-title anyway??
