Tenants consistently late with rent and causing damage to property

I have tenents in my home who have been consistently late with the rent. One multiple occasions the check has been returned unpaid resulting in bank charges being applied to my account. I tried to contact them and found the phone was disconnected. I went to the property and found it to be in very poorly kept. There are damages and unhealthy living conditions. What are my rights as a landlord?

Many and varied. If they're not paying rent, you

could have them evicted. Any reason not to?

Do you have a written lease? Most leases provide for late fees if rent is not paid on time, and also require the tenant to maintain the property, and say what your remedies as landlord are if the tenant fails to meet its obligations.

You may want to have a landlord/tenant lawyer review your lease and your tenant's history, and make specific recommendations for how to go about evicting the tenant and collecting any unpaid rent, fees and repair charges.
