Tennant eviction

Tennant is thirty days behind on rent.Sent notice to pay or quit within ten days. Tennant called me from jail and told me he is moving out but cannot get his furnishings out ,the ten days have past and I do not know if I can enter property and if I can clean it out and re rent it.

Would appreciate any help in this matter.

I first would attempt to get tenant's permission in writing. You will have to store his goods and tenant could claim you stole items so be careful. If he refuses to consent, I would try to him to agree to have a friend move it. That is the best way to handle it. If none of the above works, I would move his stuff out anyways and store it rather than suffering a continuing loss. Change the locks immediately. There will be a risk no matter what you do.
