Re: title

Recording a deed puts legal ownership of the property into your name. However there may be liens against the property that are not removed by the foreclosure.

A title insurance company insures that your ownership is free of any claims by others to the property. You need to order and buy title insurance before you record the deed. Before issuing its insurance, the title company will check deed records and court indices to make sure that there are no other clamis of ownership, or judgments that could cause the property to be sold again to satisfy a judgment.
