Legal Question in Real Estate Law in Pennsylvania

Title Search

I have been advised that a lienholder/mortgage company has 45 days to remove themselves from your property title as lien once the loan has been satisifed. I need to know what this law is exactly pertaining to this. I need to enforce this law.

Under the Pennsylvania Statutes you must make a formal demand of the lender to satisfy the mortgage obligation. If after the time has expired and there has been a neglect to satify, you may bring a legal cause of action to force satisfaction and recover attorneys fees and penalities.
