Legal Question in Real Estate Law in Pennsylvania
Underground water problems
I am writing this to find out what to do. I live in a mobile home park, and even though we own our home we rent the land that the home is on. Since last may everytime it rains our yard is a swamp. It was discovered that there is an underground spring in our back yard witch surfaces anytime there is a measurable amount of precipitation. With the recent drought we have had over the past 15 years it was never a problem until the rainy year we had last year. Here is the problem. Because of this water, our trees are dying, there is mold under the house. Everything is rotting and worst of all it seems as though our lot is sinking. there is a noticable crack in our roof and inside walls on the side of the house that is sinking a little(id say about 4 inches or so already. So becuase of the land that we rent, the house the we own is deteriorating. We have tried to talk to the park management and they said that it is not their problem...even though we rent the land the house is on. Our insurance company told us they can't do anything since it is an ''act of god''. Lastly, moving our mobile home is out of the question becuase of it deteriorating and that it is 26 years old. Any suggestions would be very much appreciated.

Re: Underground water problems
I suggest you consult legal counsel. You can complain to the officials of the town in which you live. They may assist you. If the mobile home owners get together you could file a legal action against the mobile park owner. Your options are limited. I suggest you consider moving as the mold problem could seriously affect your health. Gerald Hershenson 215-579-9390
