Legal Question in Constitutional Law in Philippines
1.) We have a so called Heir Sanchez Compound
2.) 5 boys and 2 girls ( all passed away )
3) It was not yet subdivised into 7 by our grandparents since all of them already passed away.
4.) 4 houses were already existing before my grandparents passed away and livable by 4 different families ( kids of my grandparents)
5.) When the last heir passed away this July 2011. We suddenly found out that the house of the last remain who passed away July 2011 ( old maid) sold her property to her niece for P300k only)
6.) Is that possible? Since their no owneship division yet for the 7 children of my grandparents?
7.) The person which is my cousin who is a judge and her husband as a witness to this property sold by my Aunt to them.
Is this valid by any chance?

A co-owner can validly sell his/her undivided share.
