1. Landlord has all the duplicate keys of the rented unit, but because of 3rd additional safety measure of (door knob, dead bolt, 3rd-door hash) the door, does the Lessor has the right to ask 4 the duplicate key of the tenant's individual padlock?
2. If the tenant is an alien and can not produce the legal document for his stay (meaning illegal alien), is the landlord cuddling a criminal?
3. What is the reasonable amount for the deterioration cost that a tenant should pay if the rental is from P6500 to P7,000.
4. If the tenant is already renting or existing, can the lessor still conduct a background check based on his filled up tenant's profile.?

Landlord has no authority to secure duplicate keys. He can only arrange visit schedules upon reasonable notice. Landlord is not harboring a criminal. Landlord is not required by law to get Alien Certificate of Registration from tenant. Rental can increase on residential areas but should not be more than 20% because the 7T rental is covered by Rent Control Law. Background check is an option of the Lessor. There is no law regulating this conduct.
