Legal Question in Landlord & Tenant Law in Philippines
Good day, Attorney!
Is there a Law, Rent Act Law about commercial units?
Can I request my tenant to vacate the leased premises in 2 months time to give way to the Owner, as he will use the commercial space for his own.
in that two months time, we will still collect rental payment. and once she has settled all her unpaid bills and has returned/renovated her unit back to its original residential form, we will refund her rental deposit.
what do you think about this?

All is possible as long as you can settle it amicably. Or you may refer the matter to barangay. Only residential is limited by the rent control law. As to the commercial the general commercial law and civil law can be used.
