Legal Question in Landlord & Tenant Law in Philippines
leased unit in the building hazed by fire
I leased a space in a commercial complex which bind me in a 3-year contract. However, just 2 months of operation, the building was hazed by a fire that damaged the space I rented. The building owner promised that the complex will be restored in 2 months however, to date 4 months have passed since the fire accident and the building is still not restored. I wanted to terminate the contract, do i have the legal reasons? thanks

Re: leased unit in the building hazed by fire
Yes. You have all the right to pre-terminate the lease agreement by writing a letter of rescission as against the Lessor. The failure of the LESSOR to have the leased spaced raised to the ground is a violation of your contractual rights.
