Certification of Philippines Consulate
I'm buying a residential property in the Philippines, but the seller and I both reside in California. I heard that the purchase agreement contract must be certified or authenticated by the Philippine Consulate here since the contract- signing will be done in United States?

Yes. it has to be fully authenticated.. but you have to be reminded that you have a limited period of time to transfer the ownership of the title because you would be charge with penalties if you delayed it.
