Legal Question in Real Estate Law in Philippines

Good day! I live in the Philippines, my greedy aunt is selling her land share to my mother.we already make a partial payment because she cant wait. we want to make it legal, now we make a deed of absolute sale to signed by her and to be sign by her son and daughter as a witness that we already paid a sum of amount and the partial is to follow after the all sign. now the siblings refuse to sign. what shall we do?.my aunt is a traitor, if she cant sell that piece of land to us she will sell it to another person where she can get money. she even already traded my mom to their cousins. please tell me how to deal with this..

Bring her to barangay for amicable discussions. In case the effort still fail then sue her for specific performance.
