good day po experts.meron pong benebenta sa akin na lupa bout 1.2 hectares,yong lupa ay nabili nila sa kanyang mga kapatid kc ang lupa ay heirs nila sa kanilang magulang,kaso yong deed of sale ay walang notaryo ng lawyer.is it valid?and ano po ba ang dapat kung gawin as a buyer?salamy po sa inyong tulong

You did not state whether the property was already in the names of the seller. If not you have to ask for the extra-judicial settlement of estate otherwise you might be having a problem in transferring the property in your name.
