can a person possibly grant a land to anybody by means of quitclaim even if it is not yet adjudicated?
the scenario is: The heir made a deed of quitclaim to her aunt on June 1985...but the affidavit/notice of adjudication was done on November 1985...
How can we determine whether a quitclaim is void?

It is void if the consent is vitiated - the same was executed unknowingly and involuntary.The party signed the same through the employment of fraud, violence,intimidation,undue pressure and influence, etc..
