Three years ago, my sister (call her T) met an old classmate in a class reunion. That classmate (let's call her G). She told my sister that her family owns hectares of land that need to be given away (to conform to gov's requirement for a land program, can't remember the name). She gave my sister a piece of property free of charge. My sister built a house without a title. Three years later, when all has been built (house, gazebo, fence, etc.) another relative of G is now claiming ownership to my sister's property. G wouldn't do anything to stop her relative's claim. My sister has already spent 2 million plus on the property and she's being to ask to pay some more. What are her legal grounds? She didn't listen to any of our advice not to build the house without the ownership of the title.

Assuming your representation is true that your sister was given that part of the property and allowed to build improvements thereon. Then she can be considered a builder in good faith. But you cannot solve this legal issue it is better for your to engage a counsel of your own choice.
