Legal Question in Real Estate Law in Rhode Island

I am currently under a 3 year residential lease agreement for a home in RI for $1600 a month. The lease agreement expires June of 2012. I just received a notice of a $250 increase in rent to begin February of 2011. Can the landlord do this before the expiration date of the lease? I thought by law they could not request an increase until 30 before the end of the lease agreement. HELP!!

Additional information

I have gone over my lease a hundred times and find no clause in regards to "rent increase". Also notice gives reason for increase as "property tax increase". I researched public records and found 2011 Tax Roll will not be out until Aug/2011. The Tax Roll for 2010 actually shows a decrease in property taxes of approx. $375 + change. Could this be considered an attempt to obtain $ under false pretenses?

The lease controls.

Contact the landlord and request information on the rent increase and claification on where the lease allows such an increase,.
