Quitclaim Deeds and Joint Tenants

Three people own a piece of property. A husband, wife and sister of the husband as joint tenants for the remainder of their natural lives. The husband and wife pay property taxes as stated in the agreement. The husband cares for the and upgrades and pays out-of-pocket all expenes incurred for the last 40 years. The sister quitclaim deeds her third to a niece without prior knowledge to the husband and wife.
