I am a single mother who is wanting to get a house w/ my boyfriend who is not the father will i lose my child?

If the father of the child was to bring a custody action against you, the fact that you are living with someone that you are not married to will be held against you. Whether that, by itself, would be enough to have you lose custody is questionable, but custody cases are rarely won or lost on a single issue. The simplest solution to protect yourself is either marry your boyfriend or don't move in with him.
