Legal Question in Real Estate Law in South Carolina

Deed signing

My father;s sister want his heir which is his children to sign a deed giving her ownership to some acres of land. while viewing the deed I realized that someone has forged my mother's signature without her consent. Is this legal. It wa notarized also which can be easily done by an incompetent notary can they also be held liable. What should be my next step concerning this matter,. I would like my mother would like to also let the courts that has the deed on file to know about this Can she sue.Her signatured was signed and dated back in 1983

A signature with a notary is presumptively valid.

To overturn something like this requires enormous expense and time.

While I agree with Bob's answer, adding that with so much time that has passed, this would be difficult to overturn now (23 years later). But your question is confusing to me. You are asking about what appears to be a new Deed (from the children) and then talking about a prior Deed that your mother signed. If you could clarify this, by writing me directly, I could try to provide a better answer.
