I'm doing a owner finance, do I need to purchase the form for owner finance & contract of deeds? thank you

No. That is a dangerous thing to do. You need to hire a lawyer and make sure this whole process is done correctly. I can very much appreciate a person trying to save money. But when it comes to something so, so important such as buying real estate, its worth every nickle to retain an experienced attorney to make sure its all done safe and properly. You'd be amazed at all of the potential problems if its not handled correctly.
