Legal Question in Real Estate Law in South Carolina

I had put a bid on a house. I had done the inspection and decided not to buy. The seller wants to keep the earnest money and not pay for the inspection. Come to find out now that my realtor hadn't even scheduled the inspection within the 10 days. Can I sue my broker or realtor for the earnest money and expenses for inspections and title work?

When you say you put a "bid" on a house, that is a little confusing. A "bid" is a term that is generally used with an auction. But based on what you wrote it sounds more like you had a contract, but you didn't mention a contract. Also, I am not sure what the connection is between the inspection not being scheduled within 10 days and the seller wanting to keep the ernest money. It also isn't clear what was agree on as far as who was to pay for the inspection. Without more information I can't provide you with any advise. I would not want to guess and give you incorrect information. The best thing you can do is to contact an attorney near you who can ask the necessary questions in order to tell you what your options are. Good luck.
