Real estate assignment contract

I am a real estate wholesaler. I have a house under an assignable contract. I assigned the contract to an investor on 6/10/08. He signed and began his due diligence on the property. On 6/12/08 he called me and said that the person that is his lender would not loan him the money to fulfill the assignment. he lead me to believe that it was a done deal, and that he was in charge of the deal. There is no ''subject to clause'' in the contract for the lender not accepting the property.

Do I have any legal bearing in this to force the compliance of the contract?

Your legal bearing depends upon your written contract with the investor. You should have an attorney look over your contracts to determine your next course of action.
