Mother went into a nursing home

My mother went into a nursing home. Many years ago she signed over her house to my brother but she always said that the things inside the house were not his. They were to be divided up between us children. She has a will and I am executrix but my brother has moved into the house and thinks everything is his. I feel the house should have just been locked up until she passes. Or everything should have been divided per her will. What can be done? She also signed over all the land and farm to my brother but he has not paid for it. I am sure nothing can be done about that. She did state in her writing if he sells the farm he is supposed to divide it up. Can anything be done?
