legal seperation rights

I put down the downpayment on our house with money my mother gave me as a gift, not my inheritance as she is still living. That was 10 years ago. My husband and I are thinking about getting a seperation. What are my rights on our home? Can I make sure that if I move out he can't sell the house? I don't care if he lives in it, I just don't want it sold, nor do I want him to rent out part of it. Can I make sure he can't do either of these things? I am willing to pay part of the house payment. I don't want to divorce him, he has health problems and without my insurance he wouldn't be able to afford his medication. I just can't live with him anymore.

In Tennessee, if your name is also on the deed, your husband can't sell it without your agreement or a court order (and you would have to be given notice and an opportunity to be heard first), or fraud.

You should ldn't really need to worry about him selling the house so long as your name is also on the need as co-owner.
