Attorney Title Company

I just signed a purchase agreement on a property in Jefferson County. When I asked the banker doing the mortgage, I asked them to refer me to an attorney. I was then told they recommended an attorney so-and-so with a title company and faxed the PA to his office. I later called the ''title company'' attorney's office and asked if he would be at the closing. I was told he would not be there- he reviews everything prior to the closing.

Although I am paying for this service, is the attorney at the title company representing me or the bank? Here in Connecticut, you are always highly encouraged to have your own attorney at the closing. Should I get my ''own'' attorney now too?

The New England states have attorneys do the title work and represent you at a closing. Many other states (including TN) have the title companies do the title. That's fine for title issues, but what about other issues, like between you and the bank and between you and the seller? Since land purchases usually involve a big hunk of change, I wouldn't think of going through one without my own attorney. For a few hundred dollars, it provides great protection.
