Legal Question in Real Estate Law in Tennessee

land user

I gave permission for a neighbor to put his horses in my pasture. No lease is involved. Nothing is in writing. No money is involved.

Later I told him to take his horses home and he did not.

Now he has started digging a pond. I told him to stop and he did but he protested that he was ''improving'' my land.

How do I get him to leave?

You have to sue him for the tort of trespass. At the same time you can get an injunction to keep him off of the land. If you allow him to continue on your land, he could obtain your property through adverse possession. It is important to proceed against him immediately to prevent that from happening.
