quit deed claims
I quit deed claimed my house to my a friend on the basis she would buy the house completely. She has not yet done this. How can I get my name off of the mortgage loan? I just want out.

Your agreement with the friend is between the two of you only. If the friend has broken the agreement you MAY be able to enforce the agreement in court to require the friend to pay.
Otherwise you will NOT get your name off the loan.
The only way to remove you name from the loan is for the loan to be paid off, in full. The friend would have to refinance the loan or just pay it off from cash assets.
