half deed

my grandmothers mother signed over the poa to her cause she was dying. grandma,grandpa,my mom,my aunt lived here growing up.grandma died in 96, grandpa in 2001. the house was givin to mom,the 84 acres the house sits on is to split between mom and her sister. we go to find the deed so we can get it into moms name;theres a deed but its not finished. we have called around and get different answers. we need a deed in moms name,the problem is granma had brothers and sisters. all but two are deceased,their children are alive. the people we have spoken with say that we have to split the land with the brothers,their families, and so on? grandma and granpa have paid taxes on this land since the 40's,we have all the reciets.granmas mother signed over the poa to her saying she has right to everything;the land,bills,etc.one of the workers we spoke with says that doesnt matter that we have it.is any luck with my mom getting a deed for the house, and her part of the land;42 acres without having to split everything with distant family members that we havent ever met? alot of them havent been seen or heard from by any of the family since the 60's.it seems when there is money involed everybody comes out of the wood work!

I cannot reply because I need more information. Do you have all deeds from the Register of Deeds office? Did any of these people have a Will?

A Power of Attorney gives someone the right to act for another person. It does not transfer property.
