Mechanic's Lien
What is the correct proceedure to file a Mechanic's Lien; and what pit falls are there if any?
If an incorrect proceedure is followed what recourse is there?

Charles White's website shows you how. Follow it to the letter, because if you don't, you don't have a lien and will have to rely strictly on collecting a judgment without real estate to look to.
There's a very big difference between being in position to file a lien on commercial property and filing a lien on someone's homestead. There a many contractual hoops you'll have to go through to lien a homestead, and that has to be done before you start any work or order materials.
