sale of a house with a mortgage
have a house on the front 2 acres of a 5 acre tract. Want to split up with 2 acres and house and keep the 3 acres. How should I proceed?

You should use a real estate attorney for this because these assets are too important to risk messing this up. You obviously don't want to land-lock yourself either.
