A Warranty Deed is how real estate is transferred from one party to another. It guarantees the purchaser of a tract of land that the seller has good title to the property, and if it turns out that the seller does not, then the seller has guaranteed the right of the purchaser to get his/her money back. A Warranty Deed is the time-honored legal way to convey a partial or full interest in real property. In some ways it is kind of like the title to a car - it is evidence of ownership.
