Contract act
when does a contract of sale signed by the buyer become a binding contract- 1) date when it is signed by seller 2) mailed to the seller or 3) received by the buyer.

Presumably the contract has been signed by the buyer then sent to the seller. The date the seller agrees to the contract is the date the contract becomes binding.
