collection of past rent

my renter moved out without notice owing $3,400. i have no forwarding address, HOW do i start proceeding to file a judgement for this amount and what do i need--what are my chances of recovery??? i have a verbal from a neighbor of his new location---but how do i start filimg a claim, where and how?

You need to get their address, then send a letter demanding payment. Use certified mail. If it doesn't come back to you within a few weekes, or comes back saying "Refused" or "Unclaimed" you have a fair chance that the address is good.

Once you have a good address, two weeks after you sent the demand letter you can file a complaint in Small Claims. The civil clerks at the Justice of the Peace's office are very helpful.

Collecting against an individual is very difficult in Texas, so that will probably be much harder than getting a judgment.
