power of attorney

What document do I need to have my dad sign so that I can conduct his business while he is still alive? And once he's deceased the document will no longer be valid.

If you father is lucid, then he can sign a durable power of attorney. The power dies with the power grantor. Many attorneys will do one of these at no charge when they do a will. You may wish to shop around.
