In my divorce, my exhusband was awarded $30,000 upon the sale of the house that was awarded to me. He also was to pay a 2nd lien on the same house in the amount of $36,000 -balance. He has never signed the deed over to me at the county courthouse. Now, I am trying to sell the house, and he refuses to sign anything. Must I hire another lawyer to make him release the deed and owelty upon the sale of the house, or can he just SIT on this and prevent me from moving on. How much would this cost me in lawyer fees, since I am selling my house for cash out purposes and I am extremely limited in funds?

You will probably have to go back to court and get an order for him to sign the deed. Might cost $2500-$5000, maybe a little less, maybe a little more. If you do it right, you might get attorneys fees from your X, but then again, the problem might be in trying to collect from him. If this is important to you, you better get a lawyer.
