Quitclaim Deed
In a divorce, if one party signs a quitclaim deed for the home...what is their responsibility financially until the house is paid in full or refinanced without their name?

They are financially responsible to the mortgage lender until the lender releases them. If the decree properly indemnifies the person, and the other party does not make payment, then he has to answer for the failure to pay. Additionally the party should have retained a lien on the house.
