Sell of home final divorce decree

I need the wording of a decree explained if possible. We are about to settle the last of a divorce decree. Thank you for any assistance in advance. I typed it as it appears below. I need to know when it says 1/2 net purchase price divided does that mean as the previous paragragh states ...appraised, after paying realator fees and exspenses of the sale? I have gotten an apprasial and it states Fair Market Value is 69K. if 1/2 net means minus realators and exspenses of sale are 8193.00 would not the value divided be 60,800?

XXXXX shall have the right to remain in the property until Jan 2002. In that month, the fair market value of the house will be calculated and the property appraised. The property is sold, after paying realators commissions and exspenses of sale, then the net proceeds shall be equilly divided. XXXXXX, shall have the option of purchasing the interest of XXXXX at the market value on Jan 2002, by paying her the estimated 1/2 net purchase price. During the time XXXXX resides in property, he shall pay utilities and taxes as they become due on the property

I am confused about the datails of your question. Please put husband and wife labels on your example text instead of XXXXXX. It looks like your calculations are correct, but who determines FMV and who chooses the appraiser? Write back or call me at (972) 481-7990.
