Legal Question in Civil Litigation in Texas

Damage to my car

I rent office space and recently my car was damaged when I parked in a designated parking space and there was a piece of metal rebar sticking out of the ground approximately 10 - 12 inches. The repair costs are approximately $1300. My landlord says he is not responsible and that is why I have auto insurance. I feel like it is their responsibility to maintain the parking spaces to acceptable standards so that vehicles are not damaged when simply parking for the day. There is no sign posted nor is there a reference to the parking lot in my lease. Please let me know if indeed the repair costs should be paid by the landlord or if they are my responsiblity. If the landlord owns or otherwise controls the parking lot, then they may well be responsible. An attorney would need read any contacts you have.
