Filing a property lein

I would like to find out the right way to file a lien on on property owned by a customer that owes my company money for work performed. We have a signed maintenance contract to perform quarterly maintenance service that states that all non- quarterly service calls will be billable. Our customer called us out to find out why his septic system was not working, we fixed the problem and billed the customer but he has not paid and it has been 4 months with no payment. I have contacted the customer and he told me at that time he would be sending payment that day, this was 30 days ago. Is filing a lein on his property our only resource and if so what is the corrct way to do it? Thanks, Sissy

You can't just 'file a lien' . You have to file suit to collect your debt, prove it, obtain a judgment, file an abstract, obtain a writ of execution, send the sheriff out and see if he has any money. Some attorneys make living doing this or you can do it yourself now that you know how. Good Luck
