what form do I need for a sale of land?

Either a quitclaim deed, warranty deed, or deed without warranty. You might also need a document to secure any interest in the financing (a deed of trust and a note reflecting interest rates). You can find certain forms online, but I'd go with an attorney to make sure everything is done right, forms are filed correctly, and you have a valid transfer.
