Legal Question in Intellectual Property in Texas

I am selling some property that I own mineral rights and I want to keep the mineral rights. At the time of my death I want to give the mineral rights to the buyer, whom is my nephew. How do I go about doing this?

You'd have to do fractional interest deeds. Do not do this yourself. A lawyer or title company can handle this for a few hundred dollars.

As a Franchise Attorney I agree with the other attorney answer. The deed must specifically exclude all mineral rights, and this is not a do-it-yourself project. Consult with a good business or franchise attorney in your area for specific advice.
