Appliance Repair

I moved into a house about 1 1/2 months ago. I am current on my rent. There were no utilities on when we moved in. There was a fridge in the house when we moved in. It has begun to go out. My property management co says that most of their homes do not come with a fridge, therefore, she doesn't expect the owner to fix it. Are they responsible for fixing it or not. I was not told when I moved in that if it broke, they would not fix it. Under our lease (Texas Assoc of Realtors, Residental Lease) section 18, sub 3 , it says the landlord does not warrant and will not repair or replace the following --------, but it is blank. Are they responsible for fixing the fridge if this is blank?

I doubt if you would prevail on this matter in court, since it is not affixed to the property and it is not included in your lease. My advice would be to get the management company to agree in writing that the refrigerator is your property, and that entitles you to repair and keep the appliance. If they refuse, then tell them to come pick it up, and buy your own refrigerator.
